What can you do with an 800 sqm unit?

At 800 sqm the real question is no longer how many activities, it is whether you open a kitchen. Otopia Le Havre chose a bar without one, and that is instructive.

The short answer

At 800 sqm a multi-activity centre is the natural model. The decision that shapes everything else is not the number of attractions: it is whether you open a kitchen.

The real case

Otopia, Le Havre: 800 sqm, four activities. Escape game, karaoke, quiz and bar. No restaurant.

That is a choice, and it compares directly with Angoulême, where the same operator fits five activities and food service into 300 sqm. Le Havre has two and a half times the area and one activity fewer.

What the extra area bought here is not another attraction, it is comfort: separate spaces, wide circulation, groups that do not cross, an operation that is easier to run on a Saturday night.

Why a kitchen changes everything

Adding a kitchen at 800 sqm is tempting. It also means opening a second trade inside the same unit:

  • A licence and an operating permit, separate from the leisure activity.
  • Extraction to create, with a duct that has to reach the roof. This is the item that surprises people most in an existing unit.
  • A waste store, a wash-up area, a cold room and a changing room under food hygiene rules, all taking floor area that never receives a customer.
  • Kitchen staff, on hours that are not those of the game hosts.
  • A menu that holds up when three groups come out of a game at once.

A bar with no kitchen, serving cold food or bought-in food, delivers a substantial share of the margin of a full restaurant for a fraction of the investment and complexity. That is the route Le Havre took.

If food service is part of the project, it is designed with the venue rather than after it. That is the purpose of our F&B work: bar and kitchen layout, equipment sourcing and menu decisions, backed by fifteen years of running restaurants.

What to check at this size

  • Roof access for extraction, and the right to make the penetration.
  • The public-occupancy category, which changes with permitted occupancy and brings new obligations: smoke extraction, alarm, exit widths, records.
  • Floor loading, if an activity puts point loads on the slab.
  • Parking. At 800 sqm the venue lives on groups and corporate evenings, and they arrive by car.
  • The number of toilets, which follows occupancy, not floor area.
