Design, from the feasibility study to the build

Feasibility, funding, story, drawings, contractor tendering, site supervision. Design in the broad sense: the work nobody sees and that decides everything, what the venue says, how people move through it, what it costs to run. Each step below can be commissioned on its own or chained with the next.

A well-designed venue must not only appeal. It must be simple to run.

The steps

These are starting figures, excluding VAT. They vary with floor area, the condition of the space and the intended finish level. The exact costing is settled at our first call.

Frame and fund

Before a single euro is committed: find out whether the project stands up, and get it funded.

Feasibility study

Find out whether the project stands up, before signing a lease. Programming, layout, capital budget and schedule, in a document you can put in front of a bank.

Business plan and financial reading

A leisure project is funded on figures, not on intent. We build the forecast with you, and we teach you to read it.

Investor deck and bank presentation

The document that decides the funding. The project, the market, the drawings, the figures and the team, in a deck that stands up to a credit committee.

Design

The story, the image and the drawings. A well-designed venue must not only appeal: it must be simple to run.

Story design and writing

Write the venue's story before building it. World, story, game sequence and mechanism drawings, in a document a set builder and a developer can execute.

Art direction

Give the venue an image and hold it through to execution. Mood boards, materials charter, lighting principles and references that can be handed to fabricators.

2D drawings

3D renders

See the venue before paying for it. Renders exist to settle atmospheres and materials before money is committed, not to look pretty.

Axonometric and exploded views

A floor plan is read by two people. An axonometric view is read by twenty. It is the document that makes a banker, a landlord and a team understand a venue in one image.

F&B

A leisure venue earns a significant share of its revenue at the bar and in the kitchen. It is nonetheless the item project owners prepare least, because it does not come from their trade.

Contractor sourcing and tendering

Find the right makers and obtain comparable quotes. The sector's address book is not improvised, and two quotes on different scopes cannot be compared.

Build

Defend the design against the contractors, and hold the schedule through to opening.

Client-side project management

Represent your interests against the contractors. Specification, tendering, bid analysis and budget tracking, from the first quote to handover.

Site supervision

Hold the schedule and the design through to opening. Visits, reports, technical trade-offs and package sign-off.

Keep it alive

A leisure venue ages through its local audience. It is renewed before admissions fall.

Advisory and operating audit

Understand why admissions are falling before spending. On-site audit, activity-by-activity diagnosis, prioritised action plan.
