How much floor area does an escape room need?

Play area is not the area you lease. What has to be added around a room, and why the calculation runs the opposite way to what people assume.

The trap in the calculation

The question asked is almost always "how much area for a room". The useful question is "how much area to lease in order to run a room", and the gap between the two is what unbalances budgets.

What has to be counted around the room

  • Reception. Counter, seated waiting, lockers. The first and last space the customer sees, and the only one where they wait without playing.
  • Briefing. Somewhere a group can be gathered without blocking the entrance.
  • Toilets, to accessibility standards.
  • Storage. Spare set pieces, consumables, stock.
  • Plant room and the supervision desk.
  • Circulation, which is not wasted area but regulatory area.

Run the reasoning backwards

Do not start from the room to find the unit. Start from the rent your projected turnover can carry, work out the area that rent funds in your location, then see what fits once the spaces above are subtracted.

It is less enjoyable in that order, and it is the only one that avoids an oversized lease.

Two markers from delivered projects

A 300 sqm action game fits inside a Paris unit and runs several teams at once: it is the format that uses the least floor area per player. A 300 sqm centre with five activities exists, but only where functions overlap.
